Entering my 3rd year in Real Estate after teaching for 12 years, I've learned one thing.  If you believe in something strong enough, spread that news to as many people as possible.  Then follow through with direct action and the results will follow. 

Entering my 3rd year, I've sold my listings for 102.3% of the asking price.  That's more than the list price that we determined as Realtor and sellers.  Why did this happen?  Various reasons I'm sure, but one thing stood out among the rest of the Realtors I competed against and that is exposure.  The Realtor that exposes your listing to the most "potential buyers" gets the listing sold quicker and for more of the asking price; it's that simple.

With that said, I am dedicated and fanatical about listing your house perfectly so that you get the results you expect from your Realtor.  Let's move onto the list of ten, and by the way, no other Realtor in town (and as of today there are 812 of them) does everything that I do in this list!

  1. My listing presentation covers up to a 36 week marketing plan to sell your house (if necessary).  My guess is that 5% of the Realtor that you would ever interview even have a marketing plan for the successful sale of your house.
  2. You get exclusive access to my website through the "back door."  This password coded access will allow you to see my marketing plan in action, see where people are finding your listing from the 50+ plus real estate related websites that I advertise your property on.
  3. I will blog about your listing and advertise it's exclusive features, pictures, and video to as many "potential buyers."
  4. Your property will receive exclusive "Featured Listing" status on my website's homepage with Virtual Tour, until it's SOLD.
  5. I will canvas your neighborhood and solicit potential buyers and interest among the neighbors.
  6. I will canvas "feeder neighborhoods" that will be "BUYING UP" to solicit their interest and attract "potential buyers."
  7. I will email all 812 Realtors in our Cedar Rapids Area Association of Realtors on a regular basis with email brochures marketing the property so they can show your wonderful home to their clients.
  8. At our Tuesday morning sales meeting, I get to get up in front of all our Realtors, Brokers, Managers, and support staff and "brag" about your property with all of it's amenities, complete with a multiple picture slide show.  Remember that Skogman agents sell more Skogman listings because they advertise, communicate, and get the word out about good listings.
  9. A brochure box, cell phone text message sign, Skogman sign, colored brochures for inside with more information about your home.
  10. Your house will sell sooner than later because it will be priced right, have great curb appeal, be clean and clutter free on the inside, and attractive to the buyer's eye.  A buyer knows within the first 15 seconds upon entering a home if they are potentially going to buy or not.

Selling you home is not really a difficult chore.  It takes sweat equity and most Realtors don't have or take the time to do a good job to satisfy the clients and sell the house.  I'm very excited about 2008 and my current place in real estate and look forward to serving you and honoring the profession of Realtors by aggressively marketing and selling your home to as many "potential buyers" as possible.  Thank you!
